How ICON moves your project from start to finish, on time and on budget

1. Understanding your project.  When you call us, we ask about your priorities, timeline, and budget, so we can discuss the best fit between your project needs and our services. 
   
   
2. Free on-site consultation.  We discuss various options for reaching your project goals, and offer a rough preliminary estimate.  Together we determine whether you will be choosing a Time & Materials (T&M) contract or a Design contract. (For a T&M contract, the next step is item 5 below.)
   
   
3. Design contract. We agree on specific scope and details, and review the conceptual, schematic, and final designs with you incrementally to reach the ideal design solution.  
   
   
4. Detailed bid estimate.  We generate this once you have approved the final design.
   
   
5. Value engineering, scope refinement, and bid to fit budget.  This stage ensures that projected changes will be structurally sound, and that you will receive true value for the price.
   
   
6. Signing the construction contract.  The contract contains terms of agreemt, as well as work schedules and payment schedules.
   
   
7. Change-order management. You may have new ideas through the course of the job, which can affect price and timeline. A less frequent source of change is underlying structural issues that cannot be identified before work begins. Change orders reflect our mutual understanding of the work involved.
    
   
8. Job completed to your satisfaction.  We celebrate with you, and of course we appreciate your referrals!
